One standout feature was the fire rated glass wall on the 2nd floor that allows natural light to swathe the stairwell and landing below. The Rosemary tile roof helps to blend this new build property in with its surrounding neighbours. Bespoke sanitaryware, internal timber doors, sash windows, and material selections sets this property apart as a one off build which meets with the clients very specific demands.
The contemporary kitchen was created working closely with the kitchen designer and included floating bulkhead over the kitchen island with LED strip lighting and concealed extractor fan. A positive pressure ventilation system was introduced to provide added health benefits. High performance thermal installation insulation were used in the walls, floors and roof. The ground floor was installed with underfloor heating and all ensuites had ‘cosy toes’ electric underfloor heating specified in addition to towel rails.
The house achieved an Energy Rating in the 80’s just shy of an A Rating. High efficiency mains gas system boiler was specified along with water storage, a cold water booster and secondary circulation to minimise lead time for hot water and ensure mains pressure at all times to the bathrooms and ensuites. Energy efficient LED fittings have been fitted throughout. Existing trees and shrubs were protected and retained during the works to ensure the mature setting was maintained.
Circular Road is the largest property we have built to date and was also one we worked most closely with the client, architect and interior designer in assisting them to make their selections and choices and create the clients dream family home.
